The manegement company has been on the Bulgarian tourism and property market for over 10 years and has improved lots of records with the management of the most visited ski and spa holiday complexes in the region of Bansko and Razlog - Hotel Katarino Spa and st.Ivan Bansko. The company has contract agreements with major international touroperators for summer, ski and spa holidays in Bansko.
The mission of Pirin Golf property management is to give you an opportunity to design your own ski or spa holiday no matter weather you are an owner or a ski or spa tourist. Bulgaria Holidays aim to give all the clients perfect and complete service in all aspects of the business.

Management and maintenance of Pirin Golf Club
No matter whether you invest in real estate with the purpose of profit from lease, or you buy your own ski apartment, your property needs good care and maintenance. In order to make sure that the management will answer your requirements; Pirin Golf Club management team offers management and maintenance services to you.
To submit the below described service, there is a requested annual management fee for your property in Pirin Golf Club to be paid.
The company is taking an entire care of your holiday property in your absence, meaning that your apartment will be maintained in a good and totally functional appearance. Management will be keeping under control the accuracy and the organization of the paperwork, regarding your property, will be in constant touch with you, and will keep you informed for the current condition of your property, for changes and news in the estate and in the country. The company will carry out regular visits in your Pirin Golf apartment to make sure everything is fine. In the cases of necessary maintenance works needed, we will be taking care of finding a qualified technician to resolve the problem in a timely manner. To save your time and troubles, the team will be making payment of your public bills and local annual state fees, (building fee, garbage fee) on your account and from your name.
Housing and vacation real estate's require good maintenance of the shared spaces (common parts) and areas in order for the buildings and their surroundings to be clean and perfect according the law requirements of Bulgaria. The quality and the standard of the shared areas are of crucial importance for the vacation blocks that are being given away for short time periods. Pirin Golf Property Management and the team of chambermaids, technicians and gardeners will ensure the necessary service and maintenance of the shared areas and premises in your apartment building.
The service Management and Maintenance is appropriate for the owners, willing to use the offered management, maintenance and service of Pirin Golf Country Club.
We would like to mention, that for this property no marketing and advertising activity for renting will be carried out.

Managing & cleaning of Pirin Golf Razlog
Communal areas
Pirin Golf Property management employs qualified personnel of technicians, janitor's gardeners, and security, ensures the support and the cleaning of the property as well as 24 hours security as follows:
  • Cleaning & maintenance of the communal places for common uses in the complex, including communal areas in the buildings (corridors, stair case, landings):
       - Cleaning of the communal areas - sweeping, mopping, windows cleaning, dust wiping etc;
       - Organization of garbage removal;
       - Removal of industrial garbage;
  • Maintenance for the green areas, children grounds, alleys and parking lots:
       - Cleaning of the sheltered parking lot;
       - Snow cleaning of the alleys to the buildings and to the parking lots;
       - Maintenance and shaping of the green areas;
       - Cleaning the leafs;
       - Removing the mowed grass;
       - Sowing and re-sowing damaged grass surfaces;
       - Digging the plants;
       - Care for the vegetation in the winter;
  • Providing technician support for the installations:
       - Maintenance and control of all networks and systems- water main, sewerage, Telephone, intercom and anti-fire;
  • Standard repairs occurred after normal use of the building (not exceeding 100levs per month).
  • Organizing and realization of security twenty-four-hour and all year-round:
       - Kind police control for the access of outsiders to the complex;
       - Twenty-four-hour, year round security with electronic security system and live guards;
       - Twenty-four-hour connection with the police-SOD, with panic button;
       - Support for preventing conflicts in case of need;
       - Opportunity to assemble an individual observant and notification system;
       - Receiving of parcels for the residents according to their instructions;
       - Self -keeping of the parcels until being personally delivered to the owner.
  • Payment of electricity and water supply bills for the communal green areas and alleys - year round.
  • Connection with the owners. Notification in case of break-downs in owners' apartments.

Personal lodging
For owners who rarely visit their property and don't rent it out, we offer service which will facilitate them. This means maintenance of the apartment and control, which includes:
  • Visit of the property in which:
       - We check for moisture and leak .We also check for electricity damages and household devices, windows, doors, locking system etc.
       - We perform cleaning which includes vacuum - cleaning, dust wiping, and garbage removal.
  • Main cleaning- twice a year including:
       - Vacuum-cleaning and airing;
       - Dust wiping;
       - Furnish washing, upholstery, flooring and carpets;
       - Household devices cleaning;
       - Cleaning and disinfection of the sanitary areas;
The services are provided only after preliminary request from the owner.

Other Services
The qualified personnel will offer the following services to you:
   - Organization and payment of the expenses to third parties - suppliers (water and electricity bills, cable TV and others);
   - Mediation in insurance contract signing for your property;
   - Organization of the papers for categorization, license and other papers required by the law for renting your apartment for short or long period of time;
   - Organization and payment of the annual garbage and building taxes;
   - Meeting the guests at the airport with the company's transportation, or arranging a rent-a-car and taxi service.
   - Organization, accounting, safekeeping and support of all type of paperwork, invoices, payment documents, documents from suppliers, agents, local and tax administration and others;
   - Acts as a representative of the owner, prospecting his rights in front of suppliers, agents, Local and tax administration, tenants and other.

Requirements:
   - For the legal functioning and service of the property, it is necessary that your property possesses Certificate N16 and permit for use. For this purpose, a procedure for issuing of
such should be initiated. The procedure requires organization, filling out some papers and submitting them to different state institutions and departments.    - Should you like to rent the property for a short or long period of time, you should need a permit for this type of service.
   - Other than this, in the case of renting it out, it should be furnished according to the law requirements, following the standard of categorization.
   - If requested, a sample specification of furnished apartment may be presented to you. The complex is in cooperation with companies offering standard packages in accordance with the requirements already mention.)
   - Important peculiarity is the support of the shared areas of the property and its' gardens, pools, play grounds and parking lots. They should be entirely completed, in perfect condition and regularly cleaned up.
   - When renting out the property for short periods of time, necessary requirement is that the property is cleaned up on a regular bases, refreshed, sheets to be changed and washed couple of times per week. These actions aim to make the stay of the tenants relaxing and pleasant.
   - Important requirement for the legal services and management of your property is that it is registered at the Regional Income Tax Office. The annual property and garbage removal tax should be paid as well. According to Bulgarian legislation, the owners pay income tax for the income received from rent.
   - For the safe services of your property, you should have insurance coverage for fire and natural disaster and Property Damage. Compensation according to this insurance coverage is given for damages (including damages and/or expenses) of the insured property, represented as direct result from: Fire, explosion, hailstorm, flood, landslide or collapse of earth layers, earthquake, as well as bad intentional acts of third parties.

Insurances

  • "Fire, Natural disaster and property damages". Compensation according to this insurance coverage is received for damages, losses, and/or expenses for the covered property, caused by the following group of risks: fire, explosion, hailstorm, earthquake, flood landslide and collapse of earth layers, robbery and burglary.
  • Travel and accident assistance. This insurance covers the following risks of events, which can occure on the territory of the property: death caused by accident; permanent loss of ability to work caused by accident; medical expenses caused by accident; expenses for medical transportation and repatriation caused by accident; general civil liability; destruction of personal belongings.
